The CCR Compliance Committee is responsible for monitoring CCR compliance in the neighborhood and bringing any suspected or reported violations to the attention of the Board of Directors for appropriate action. A member of the Committee surveys the neighborhood with a representative of JC Higgins once per quarter. If you feel someone or something is in breach of the CCR's, you should contact JC Higgins. They will notify the CCR Compliance Committee, who will investigate and bring it to the attention of the Board for action, if needed. Current members of the Committee are listed on the Committees page. The Committee also writes new rules and reviews existing rules that are in effect in the neighborhood. From time to time, the Association enacts rules to cover issues in order to protect the community. This Committee researches the proposed or existing rule and, after talking to neighborhood members, recommends a rule to the Board of Directors. The Committee will; · Research new rules and recommend implementation to the Board of Directors. · Review existing rules and recommend any changes. An example of a CCR Compliance Committee recommendation from past years is the neighborhood rule concerning the use of unlicensed vehicles in the neighborhood (See Rule). If you feel a rule is needed or you would like to discuss changes or interpretations of existing rules, please contact a CCR Compliance Committee member or a Board of Directors member. CCR Enforcement Procedures go into effect 9/1/2006: It was suggested at the 2005 Annual Homeowner's meeting that a survey be conducted of Homeowners regarding ideas and comments about the neighborhood and the Association. A survey was mailed to all Homeowners in late January, requesting it be returned by February 14. A copy of the original survey is here for your reference. Update (2/20/06) - the surveys have been received and are being analyzed - approximately 27 of 42 homeowners took the time to provide feedback on a variety of questions. The survey committee will be presenting the results to the Board at a future meeting, with recommendations for addressing Homeowner ideas and concerns. Update (3/5/06) - the Survey Committee met and presented the survey results to the Board on February 28. There were 28 responses and the feedback provided by homeowners provides insight into the feeling of homeowners on a variety of matters. The survey results will be posted on the website by March 12 for all to see and analyze. In addition to the survey answers, many homeowners took time to add comments and ideas for neighborhood improvement. The Board will be discussing the ideas and areas for improvement at the next and subsequent Board meetings. Update (3/9/06) - Survey results are posted here for your information. Update (6/21/06) - As a result of the survey, the Board has been working to develop a fair and consistent set of procedures for CCR enforcement. Survey respondents indicated a desire to have the CCR's more strictly enforced and a consistent and fair way to penalize violations of the rules. A letter has been sent out to homeowners with a copy of the enforcement procedures, asking for questions and comments. The new enforcement procedures will go into effect on September 1, 2006. (click on the links, above, for copies of the documents) Update (9/1/06) - Effective September 1, 2006, the Board has implemented new CCR enforcement procedures. Update (4/10/07) - Minor word-smithing was done to the enforcement procedures to clarify definitions and procedures. No substantive changes made. Adopted by Board at April 10 meeting. |
